Location

Hereford is an attractive Cathedral City situated on the River Wye, approximately 257 km (160 miles) north-west of London, 26 km (16 miles) east of the border with Wales, 43 km (27 miles) south-west of Worcester and 53 km (33 miles) north-west of Gloucester.

Hereford benefits from good road communications being served by the A49 (running from north to south), A438 (running from east to west) and A4103 to Worcester. Junction 11 of the M5 Motorway is approximately 56 km (35 miles) to the south-east and Junction 1 of the M50 Motorway is approximately 24 km (15 miles) to the south. In addition, the city is connected to the national railway network with a fastest journey time to London Paddington of 2 hours 40 minutes.

The City of Hereford with its iconic Cathedral and its numerous attractions is the major location in the county of Herefordshire for employment, administration, health, education facilities and shopping.

Situation

The property occupies a highly prominent corner position within the heart of Hereford city centre on Broad Street at its junction with King Street.

Hereford Cathedral is immediately opposite, therefore providing significant pedestrian footfall in and around the property. The Cathedral is home to the Mappa Mundi and Chained Library Exhibition which draws visitors and scholars from across the world. The Hereford Mappa Mundi is the largest medieval world map to survive and the Chained Library holds over 1,500 rare books, including 229 medieval manuscripts.

The property is adjacent to Hereford City Library and is also situated within the city’s central business area. Other occupiers on Broad Street include A-Plan Insurance, NatWest, Greggs and Oxfam.

The city’s principle shopping area is centred around High Town and High Street, a mere five minute walk to the north-east. British Land’s Old Market Hereford, a 310,000 sq ft open-air shopping centre is less than 0.5 miles to the north. Occupiers include Waitrose, TK Maxx, River Island, Odeon, Next, Jack Wills and H&M. Hereford’s other shopping centre, Maylords Orchards, is a short walk to the north-east and is home to retailers including Wilko, Boots, Sports Direct and Body Shop.

Description

The property comprises a three-storey mixed use building.

At ground floor the building offers seven retail/ office areas, five of which are currently occupied. These ground floor units are maintained in good condition, with frontages onto both Broad Street and King Street.

Off King Street there are double doors providing access to two upper floor offices occupied by two different tenants.

On the corner of King Street and Broad Street is the ground floor reception of Harrison Clark Rickerbys Solicitors (HCR). This well-established firm of solicitors occupy the ground floor area as well as the majority of office accommodation on both first and second floors. The offices are all well-presented with the tenant having fitted these out to meet their requirements.

At the rear of the property there are 11 parking spaces accessed off Aubrey Street. These spaces are included in the various leases of Thorpe House. Off the car park at lower ground floor level is a meter room where electric and gas meters for the various units can be found.

As shown from the aerial photographs, the surrounding properties are significantly higher than the subject property. Therefore, it is suggested that there is development potential, subject to appropriate consents.

Market Commentary

Hereford is the county City of Herefordshire. It is therefore the employment and shopping centre of the County. The local market was of course impacted by the coronavirus pandemic, but has seen strong recovery in the time since. Notably 29 Broad Street was successfully let to a retail occupier in December 2021, while the popular La De Kitchen have recently opened in the large former bank opposite Thorpe House having signed a long-term lease in January 2022.

The immediate area around Thorpe House is well established as the main business district of the City. Nearby there are a number professional occupiers such as estate agencies, but there are also retailers such as florists and high end clothing stores. The presence of on street parking, as well as the proximity of local landmarks such as Hereford Cathedral and the River Wye, mean this area of the City is expected to remain a strong location in the future.
